Why Do I Need A Home Inspection?

BUYERS - The purchase of a home is probably one of the largest investments you will ever make. Therefore it is important to find out as much about the house you are going to buy as possible. Becoming educated about the purchase of your home will help you to determine the condition of the property and any major repairs it may require, now or in the future.

SELLERS - A home inspection will help you and your real estate agent determine the best sale price for your home. In addition, it can be a valuable sales tool, offering potential buyers qualified information about the home and itıs condition, avoiding untimely delays.

What is a Home Inspection?

A home inspection involves a licensed professional who will make a visual examination of the property, based on the ASHI (American Society of Home Inspectors) Standard of Practice. The inspector will check and analyze the various components in and on the property that are visible and accessible at the time of the inspection.

All inspections done by Integrity Real Estate Inspections are performed by a licensed professional with over 35 years of experience in residential and commercial inspection and construction.

Why Should I Accompany the Inspector?

While it is not necessary for you to be present at the time of the inspection, Integrity Real Estate Inspections strongly recommends that you accompany the inspector. It's a good time for you to review the property and become more familiar with it's major mechanical systems. Your inspector can help you to obtain important information about the house and answer many of your questions, and you'll find that the written report will be easier to understand if you have toured the property with the inspector.

What Properties Should Be Inspected?

We recommend that all properties be inspected before purchase. There are many systems in a building that need to operate properly, and problems can be found in both new construction as well as existing structures.

What Will Integrity Real Estate Inspections Do?
The inspector will observe and report on the physical structure and the accessible mechanical systems of the property such as:
Exterior - exterior walls, siding, windows, doors, chimney
Roof - flashing, gutters, downspouts, shingles
Foundation - basement, crawl spaces, slab structures
Central Heating System - fireplace
Central Air Conditioning
Attic and Insulation
Interior walls, ceilings, flooring

Electrical System - circuitry, panels, wiring, outlets
Built-In Kitchen Appliances

How Long Will the Inspection Take?

Please call our office to schedule an appointment. The inspection should be arranged within 24 to 48 hours prior to the appointment. The complete, walk-through, visual inspection process should take approximately 2 to 3 hours or more, depending on the size of the property. Same day emergency inspection is also available, please call our office for a quote.

After your inspection is complete, you will be given a 25-30 page narrative report within 48 hours of the original inspection. This easy-to-read report will summarize all of our findings and will provide you with useful information on how to maintain your valuable new purchase.

Water and Mold Testing
We can also perform tests on the quality of the drinking water of your home, which will give you vital information regarding its purity. Integrity Inspections can also run tests to determine the toxic levels of any mold that may be present in the home.
